From when you have an offer accepted the first of 2 contracts take 3-4 weeks to prepare. Then closing is usually just 2 months after that, a bit quicker if you don’t take out a mortgage. 3-4 months is a good rule of thumb.

Nope. Transaction documents are drawn up by a public notary who has done extensive legal studies. We know the English speaking ones.

There is a low level inspection done on the property which assesses the following; electrical system, gas system, lead paint, energy efficiency, termites, surface area, and natural disaster risk(!) A buyer is also provided with the last 3 years annual general meeting minutes and any projected works from the building management company. They’re the ones that look after the big stuff (roof, foundation, facades etc…).

Yes! No overbidding. The asking price is the highest price you can pay for a property.

Typicall only the seller is represented, and their commission is included in the list price, paid at closing by the notary to the agent. If you use a buyers agent or advisory service, their fees would be in addition.

Yes - if the property is commercially zoned, ther building allows it and you have the correct license. Yes - it is your primary residence and you are registered with the city, for a maximum of 120 nights per year. NO - FOR ANY OTHER SITUATION.

Sure. Whilst searching for property is hard work, it’s also fun, and some clients like to do it themselves. They’ll then come to us to assist them with negotiation and seeing through to a smooth closing, at a reduced fee of course. Peace of mind.

2% of the sale price minus any agent commissions (we don't take fees on fees!), plus a success bonus of 20% of any amount negotiated down from list price. Win-win!
